Positioned high on a reclaimed sand dune opposite Omanu Beach the location of this home was still desirable to its owners. The dated exterior and interior not so wanted.
Design and Light were commissioned to rejuvenate the home; redesign the street façade, upstairs living spaces and provide more insulation and natural light into dark rear rooms.
Modernising the front façade was key. Removing the rigid angles creating a stronger squared look, mirroring the existing cantilevered line, further enhanced by the reflection of the roof. Split roofs with dissimilar degree pitches create a striking skyline also enabling highlight windows to allow natural light into dark rear spaces.
Smooth, clean lines retained, upgrading from a plastered Harditex system to aerated concrete Ezipanel. A contrast of linear weatherboard, cedar battens and louvers selected to create visual layers and depth. Solid plaster deck balustrading was replaced with streamlined glass.
A higher level of insulation was achieved by increasing R values in walls, ceiling and claddings.
The entrance was redesigned to be more subtle than the cutting triangular access. Cedar planking defines the pathway and a south island schist wall a beautiful backdrop for lush foliage.
Customized commercial grade aluminum was selected for its ability to withstand New Zealand’s harsh coastal environments, remaining functional and aesthetically pleasing. Generous floor to ceiling windows exploit views opening the interior to exterior.
Upstairs living maximized by reconfiguring the rear dining, old conservatory and small poorly designed kitchen glamorizing into a beautifully light pleasurable family hub encompassing ocean views.
